What is the value of hiring a Realtor?

If you have thought about selling your real estate you probably spoke to a friend or a family member to find out what their experience was like. Still not sure if you want to hire a Realtor?

Realtor’s expertise can come in handy, and make your experience easier, less stressful, more transparent, and often times – much quicker. So let’s break down typical steps:

1. Consultation. The very first step is getting a CMA (Comparative Market Analysis), or a BPO (Broker Price Opinion) done to determine the most accurate, and up-to-date value of your property. We use it as a sale price guideline, since it represents current state of the market, and what buyers are willing to pay.

2. Listing terms. Often people think that there is certain percentage of how much a Real Estate Agent should be paid as their commission – that is not the case, and in fact is illegal. You as the seller always negotiate with your agent, and come to an agreement.

You don’t only negotiate the commission – you also set your terms for property listing timeframe, length of agreement, showing terms, what kind of financing you do, and do not want to accept, who is responsible for inspections, and just about anything else you want to negotiate.

That can save a lot of your time since buyer’s agents will have access to all of that information, and only qualified buyers will be submitting offers. A good Realtor will never allow for your or their time to be wasted.

3. Marketing. We can agree that your property should be represented in its best light. A Realtor can help you with staging, photo/video tours, hiring professionals, setting up signs, and making sure that it gets exposure it deserves. We will also list in on MLS (Multiple Listings Service) – that’s where qualified buyers find the most up to date, and accurate listings to look at.

4. Management. We will be closely monitoring how our marketing is performing. We will keep track of how many showings are happening, how many people are thinking about putting in an offer, and will make adjustments if they are necessary. And there will never be any changes made without your written approval – you are still in control.

5. Multiple Offers/Contract Negotiations. The offers are coming in! We will make sure that you see every offer, advise you, assist with replies/counters/rejections, and guide you on the next steps. And we will follow-up with all of the agents/buyers so you can relax!

6. Making sure you get to a closing. Unfortunately there are a lot of contacts of sale that never make it to the closing table due to some irresolvable issues. If that is the situation you find yourself in – we will immediately work on securing another contact for you, and make sure that no time is wasted. If this happens to a seller that is not working with a Realtor – they will likely start losing hope, and might want to give up.

As an added bonus, a lot of Realtors also provide their clients with rental assistance, hiring movers, cleaning out houses, finding the right attorney, a title company, and so much more!
